30 stores, restaurants set to open at D'Iberville's Promenade

The leaders of D'Iberville aren't too intelligent. All this will do is make the Wal-Mart/Promenade wing of the intersection less profitable. Businesses on that side of the city will take a big hit and will likely fold.

D'Iberville and post-Katrina Biloxi simply don't have the capacity to support that infrastructure.

Also, don't be surprised if some of the big name retailers coming close up shop within the next decade.

Wal-Mart may even shut down if Target steals enough business. Same with Winn Dixie in D'Iberville.

I don't know how Chili's, Ruby Tuesday, Olive Garden et al can survive with so little population base.

These people are building the development and scammed the leaders into thinking it will increase tax revenues.

Lo and behold.....

the population is plenty high enough on this end of town for these new stores..go on sangani blvd anyday of the week and check out the cars wow..

It is not the leaders of D'iberville that need to be intelligent in this case specifically; it is the developers and entrepreneurs of the Promenade Power Center. I have confidence that they know what they are doing. Read the background and history of CBL or any of the majors coming in. How could anyone doubt that they are equipped to make a reasonable decision. Walmart and the businesses on the NE corner will simply have to be competitive. Competition is a good thing. Promotes better service and pricing.

PS: I am not concerned about the leaders' intelligence as far as the City of D'Iberville and the Promenade.

If you do your research William it is highly unlikely that Target will have the ability to shut down WalMart. D'Iberville is by far not the only town to have a Walmart and a Target located next door to each other, yet both companies seem to be doing well enough to keep their existing doors open while continually expanding. Target is a multifaceted store, but they do not offer a full grocery section like Walmart does, and they are by no means equal to Winn Dixie so while consumers might be able to pop into Target for some frozen chicken tenders, they will still need to turn to their local grocery stores/Walmart for their bulk grocery shopping. And as far as thinking that the leaders have been 'scammed into thinking this will increase tax revenue' I think you are wrong. Personally I travel at least once a month to Mobile, Al to go to stores like Target and Five Guys that are not available here in D'Iberville, often times I have several fellow shoppers accompany me for the trip. Those consumers looking for options beyond Walmart will now be able to spend their money in their own town, in their own state for that matter. And finally, while those shops on the other side of the street might see a dip in sales until the 'newness' of the Target complex wears off, I find it hard to believe that any shopper who wants to eat at ruby tuesdays won't make the 1 minute trip across the street. Afterall, I along with several other residents drive one hour to shop where we want, one street seems much more convenient.

I can't wait for the stores to open. I think it is going to be great for the area. Wish they would put a Panera Bread there. I don't think it will affect the Sangani area. People will still want to eat at Outback and go to Wal-Mart and the Movies. I would worry if I were Petland...........Petsmart is a much more respectable store with more to offer.

I don't know the exact population base in the area but it is smaller than before Katrina. For every dollar spent on the Target side of Sangani, that's one dollar *less* spent on the other side. While my comment regarding Wal Mart was perhaps a bit oversighted, I will stand by my comments for many of the smaller stores in the area. Cici's pizza already closed. Expect many of the businesses right there, perhaps Whataburger, Whichwhich, Petland, etc. to shut their doors.

It may not happen, IDK. But there are only "x" amount of customers and so much money to go around. The stores that do survive will see their profits drop and while it will be good in the short term for tax revenues, fast forward a decade and the revenues won't be so rosy.

Don't take this the wrong way but you really do sound more affluent than most of the people in the Biloxi area. Believe me, I wish there were more people like you but there aren't.

Gulfport will get hit by this but so will other area businesses. Winn Dixie will probably close. If it doesn't, expect layoffs.

No offense taken, but I assure you I am by no means "more affluent than most". I encourage you to visit Target and take a look around. I think you will find that their prices are not only generally comparable to those of Walmart but in some cases, actually cheaper. I chose to drive 1 hour to target previously, because I find their selection for most things (clothes, shoes, thank you cards, etc) must more appealing to my tastes, and the quality of those items tend to be slightly better than Walmart's (better quality for the same price is worth the drive for me) As I do not have a copious amount of extra funds sitting in my bank account I am also excited to see these new shops come in because as someone mentioned before, competition lowers prices, promotes better customer service, etc. and will enable us gulf coast residents to start getting more for our hard earned money!

Maybe the population is not as large as it was before Katrina, but by offering residents (and visitors) more options for shopping, entertainment and eating it will help to encourage these people who have since left to come back. Hopefully the entire Gulf Coast will be able to benefit from the expanded retail options (and added tax revenue) and can continue to grow and rebuild through this new development. And of course, the larger the population becomes the more shoppers there will be to support the Walmart side shops, Gulfport stores, etc.

I think you have a Bush era kind of thinking. Well, if they have better selection, it's better than everybody.

The economy is in much worse health than it was even 2 years ago. People aren't hiring, those who are hiring are giving fewer hours and paying less to their workers.

Joe or Jane Schmo who works as a flunky at Wal Mart or Lowes or as a maid at Holiday Inn will be the people hurt the most. What's going to happen is that the restaurants will crowd each other out.

Look at "Newks" -- they'll probably be gone in 5 to 10 years. Sounds like vomit food. Lakeland Drive in Jackson literally is where all the white people(and affluent blacks) go to shop.

Here we already have Gulfport, D'Iberville will only sink Gulfport's marketshare further and will crowd out establishments further away from the initial storeline.

Businesses by the movie theater probably won't last too long. Just look at how empty those strip malls are a year after opening....

Again, I could be wrong but I would be shocked if I wasn't at least 75% right in my predictions.

But who knows, let's hope for the best, even though it probably won't come.
