Capac Resale is Purchasing the First Capac Savings Bank, Built in 1898 located at 108 S. Main, Capac, Michigan 48014 and is looking forward to moving there permantely. We are proud to become the new owner of what had been known as Enders Floral & Gifts Shop and look forward to continued service to the commmunity. We now offer low income housing as we will now own three apartments above our store and hope that we can offer clean and cost effective housing to someone in need. We're sad to see and announce that Enders will not reopen and that the village lost such a wonderful business, but its a sign of these difficult times. We have a lot of work to do in the next few months but we know we can put together just as nice a store as our current location and hope that someone will lease our building and put something nice in for the town as we vacate our present location. We feel owning our building will lower our overhead and allow us to lower our cost of doing busienss and pass that along to the community by lowering our overall price index per item. We're here to stay and failue is simply not an option!

Welcome to the real world now !!!!
Here ia a list of things a business owner has do do on a daily basis, something a renter does not have to do. 1. Pay Property taxes in Capac and Mussey Township. Maybe now you will figure out what the rest of us have been trying to tell you in the past. 2. Bring your building up to code. Now that you are a low income provider in capac, those apartments have be inspected every two years,a nd currently, you got some work up there. 3.Trying to figure out how you are going to fit your old store into a new building with a smaller area? 4. If you care so much about capac, and now toughting you bought the old CSB building, why dont you spend some $$$$ to bring it back to its old glory and do a lot more in capac than what the village is doing. 5. Just wondering out loud, when is your next announcement of who is going out of business in capac. Did not know it was your job to point out the obvious, enders has been closed for months, the owner has left town and filed bankruptcy, dont need to be real business saavy knowing she was not going to re-open. Well good luck with the new/old building purchase, being a low income provider in capac and now being a real supporter in capac, a tax payer. Here is a business tip, figure out what your taxes are going to cost you in a year before you go blabing to us that you are going to hold your costs down by not passing them onto your customers. oooops, thats right, your buying the building from a out of town bank whisch ironically used to be the local banks building. Maybe you will do, buying distressed buildings in capac is not a secret, buy cheap, dont put any money in them and sell to the next speculator. Good luck |

First of all, CSB cant come clost to the interest rate that I obtained in this investment property, thats why CSB lost the paper on this property and it ended up at another back to start with. That bank in turn loaned far more then the value of the building and over-looked the risk it was taking, and not that bank has such a high interest rate and insane loan guidelines that I predict it will fold in the next few years. In fact, it you need to know, we're cashing out this bank and obtaining a clean deed to this land. My family does not invest in property to borrow money against it. Thats why we're owned commercial holdings for over 130 years now. Not unlike my great grandfather, grandfather, and father, I am simply following suit, and I obviously look to the wisdom they have to offer while undetaking this venture. If CSB wanted the paper on this ivestment, then CSB would lower its interest rates and CSB could have potentially earned a very good yeild on not only its first building once again, but many many properties in and around the area. And yes, We're well aware of how own and operate Commercial Property and the certification prodecures. Finally, It is my intent to cut down on my inventory and offer as nice a store as I presently have. Thank you very much for your kind consideration and surely I appreciate your efforts to educate me. I was remodling commercial buildings with my father when I was 10 years old. 108 S. Actually, the former owner quit claim deed her interest in the building for $100.00 rather then make the bank foreclose. Thats a public record. Whether she is bankrupt, is something I have no knowledge of. |
