Port Charlotte and all the surrounding cities need to stop and smell the coffee. Realistically, most people can't afford the homes because of it's ridiculous price; like Murphy's Law- What goes up--must come down and it's finally showing, slowly but surely...

Compared to what and how did you arrive at this figure? Have you looked at prices on the East Coast of Florida? If you want the "tropical" climate, Charlotte county is one of the few places left the average guy can afford. |

This from a guy who lives in a area where the median single family home price is $568,000. Murphy's law by the way, is "What can go wrong will go wrong." Kinda like San Diego county housing prices. |

What I see as big a problem as insurance is property taxes. I am out of state owner who bought in 2002 and taxes were $1875.Last year they were $5350. Give me a break. I wish I could vote there.

Thanks for pointing out the misuse of Murphy's Law. As an avid Irish person I cannot abide such misuse. I'm glad someone fixed the error before I had to spend an entire page reciting the extensive history of the Irish people and the law that is Murphy's. |

NJ has just about the most outrageous taxes anywhere but mine have never increased more than 10% in any year. My Pt.Charlotte property taxes went up 100% after last year's revaluation.

I PURCHASED TWO DOUBLE LOTS IN DEEP CREEK IN 2001,
1 was 10,000, the second which I AM BUILDING ON COST 23,000. IN 2004, I SOLD THE 10,000 LOT FOR 79,900. IN JANUARY 2006, I HAD THE 23,000 LOT APPRAISED FOR 220,000. I RECEIVED OFFERS EVERY MONTH FROM REAL ESTATE AGENTS. I LIVE IN PENNSYLVANIA, PHILADELPHIA, I COULD NOT TOUCH A NEW SINGLE HOUSE FOR LESS THAN 5000,00 WITH MY NEIGHBORS LESS THEN 20 FEET FROM ME. I HAVE ALMOST A ACRE IN DEEP CREEK WITH A GREEN BELT IN THE BACK. IT DEPENDS WHERE YOU LIVE. MY ROWHOUSE IN PHILADELPHIA IS VALUED FOR 225.000. SO I GOT A BARGAIN. I WAS IN THE RIGHT PLACE AT THE RIGHT TIME. |

I'm curious to know about Deep Creek. The homes there seem very reasonable. I have seen some for the amount your lot was appraised for. It is really confusing, as my husband and I are trying to figure out how we can move to the Punta Gorda area from the Chicagoland area. Is Deep Creek a nice area?

My wife and I looked at Deep Creek last July (2006) before buying a lot in Port Charlotte Sec 15, which is on the opposite side of the river from Deep Creek. It is a very nice area but there a two homeowners associations in the Deep Creek development. You have to be willing to follow their dictates if you want to build there. We're too much individualists to take a chance although the rules weren't all that stringent. If I remember correctly the two section numbers in Deep Creek are sections 20 and 23 and you can find their bylaws on line although I can't remember where I found them last year. Hope this helps. |

I live in Deep Creek and the houses can be reasonable. At the moment there are in excess of 500+ single family homes for sale in Deep Creek. Sellers are still expecting far too much for their homes, that's why the for sale numbers are so high. Deep Creek is a nice area, it is 2 seperate deed restricted communities of typical modern concrete block stucco homes generally, mostly single level with lush landscaping and green belts in the rear of the properties. you can find a brand new builders spek home in the 190K-250k area easily. for the womwn that has the double lot appraised for 220k unless it is 1=continous non scrub jay land her appraisal is now wrong. 10k square foot buildable lots in deep creek go for 17.5k-25k depending on if you are on a lake, canal or cul-de-sac. There are homes in deep creek that do sell in excess of 450k, these are the 2800+ square foot homes.

The solution for all of those out-of-state owners that complain about the tax increase is to establish residency in Florida, and apply for the homestead exemption. For the NJ guy above, he obviously has some benefit to owning here or else he would have sunk his money into a real NJ tax gem in Springlake, Deal, Rumson, Seaside Hghts, Pt. Pleasant....Stone harbor. All places where the taxes on a similar Deep Creek home would be astronomical, and the housing costs would be unafordable. |
