Upper Saucon could lift building ban

Since 1996, the Upper Saucon Township supervisors have enforced a moratorium on development in the area west of Coopersburg, claiming the borough has overloaded the township's sewer lines.

Township supervisors should be allowed to conduct business in the best interest of the residents and the township. Instead, township supervisors have to drop their drawers, bend over, and take whatever bs the developers dish out. Developments add to traffic problems, water run off problems, waste management problems, school crowding which adds to tax increases, increase in crime, and the list can go on and on. Developers build their homes, create problems, thicken their wallet, and walk away leaving the township and residents with the burden of all the added problems and tax increases. IMPACT FEES, IMPACT FEES, AND MORE IMPACT FEES. Yes, I say give the developers fees up the a z z. Developers should not be getting rich at the expense of tax payers, which is the case. People need to wake up. Sometimes townships try to control development through zoning. They try to increase building lot sizes. Then the land owners whine and carry on saying "the value of my land is decreasing". Wake up people the value of land never decreases no matter if you allow 4 homes per acre or 1 home per acre. Will someone please step up and stop the madness?

That's why it is one of the nicest places around to live. I hope they keep on dealing with the big developers the same way they have been.

I moved to Q-town in 91-92 in the five years following the township supers sold the town away to big development. As we saw this happen we decided it was time to get out. That was in 98-99.

We did this just in time as taxes almost have doubled. They just voted to raise them again. Have you tried to drive through Q-town at rush hour or on the weekends lately? What a joke. What's the student to teacher ratio in the district? What's the performance of the student population?

We love Upper Saucon because it is close to everthing yet rural. I can get to the Supermarket and back home in less than a 1/2 hr.

So I say keep up the good work jerking the big delevopers around. Like the first post stated. They could careless about the community they build in because they don't live there. Take the money and run. If they do start building you can bet that I will be there daily with my camera making sure there is no illegal run off or other EPA DEP violations.

I will make sure things are done to the law or get them big fines.

And yes for all those going to give me an earfull for being in Wichita Ks.

I am currently doing contract work out here but I live in Upper Saucon.

The EPA is supporting this? Wow, I thought they were all about protecting the environment. They of all people should be protecting our open space.

Who is going to buy all of these houses? How about the 85 lots on Liberty Road (Judd Builders) that have been sitting for almost 2 years with no buyers? How about that site on Locust Valley Rd that sat for 2 years, then was foreclosed on, then is still sitting with no buyers? Even that Orleans townhouse site is going nowhere fast. Ok, so let's redevelop Locust Valley golf course with 100 lots for $600,000 mcmansions that nobody can afford/wants to buy. Great idea.

You are so right. Impact fees help everyone in the township and at this point, givent he sewer problems, imposing high impact fees will help resolve the townships issues without having to increase taxes of the current residents.

Impact fees would also help the township to preserve open space by giving them more income. They could then rid the idea of increasing the EIC.

Does anyone know why the township hasn't gone in this direction?

And what's with the 100 traffic lights at Lanark and Saucon Valley roads? More developments we haven't heard about yet?

We did not even know a light was going up until the construction started. And they added cross walk signals for people taking strolls? We don't even have sidewalks!!!! Since the mall has been in place, we have not had one accident at this intersection. Traffic is never lined up except between 5 and 6 pm and maybe it takes an extra 30 seconds to get through. The stop signs caused people to slow down at a less then perfectly designed intersection, especially driving south on Lanark which is very necessary. I want to know the traffic engineer that decided a light is necessary there. It is a very dangerous intersection now with the lights. Heading east on Saucon Valley Rd. coming up to that light you have no vision of anyone coming on Lanark until you are right there. This is one of the worst decisions I have ever seen. For the most part, the stop signs forced an orderly system and traffic moved well. Now the speeder driving south will see the green light and speed up to make it. I guarantee an accident in 2 months and it will not be just a fender bender. Did anyone give this some thought?

I've been curious about the walk signals, too. And the surveyors in the field. And why we, the people paying for the light, didn't hear about it first. The people who "represent us" make me really nervous.

What about the unfortunate one who is has an agreement of sale to buy the parcel on Lanark Rd. right behind the Upper Saucon Township Social Quarters/Fire Company? Rumor has it he is getting harassed by the SEO who won't sign-off on the perc even though the primary passed for an in-ground system & the secondary had a 105 flow rate which is not a failure. To make matters worse I hear that the township is looking for land to park school buses on and coincidentally, this parcel is only a hop, skip & a jump from the soon to be completed Upper Saucon Township Intermediate School. Sounds like the kinda things lawsuits are made of! All the lawyers should line up for this one.

I have to disagree with you on the stop signs. I had more difficulty with these and nearly had 2 possible collisions. I usually drive S on Lanark and make a left onto Saucon Valley Rd towards Rt. 309. Those travelling north passed the white stop marker, making their turn and kept moving (non-stop)! I encountered this at 6:30am and mostly 5-7pm.

As far as accidents, although I never seen one, there was evidence of broken glass (side-marker lights, headlights, etc) that was on the side of the road, from time to time.

I too, being an Upper Saucon resident (for 37 yrs), was surprised about the light! Lanark Rd. was not designed for the amount of traffic is getting today.
