I am working directly with MaxRES (www.maxres.biz), who has a group of investors and we need to fill an order of $50m to $300m packages of new construction that is unfinished and to fill that order every week. The construction can be in any stage of completion as long as it has been fully developed and is ready to build on or is being built. We are looking for a purchase price of close to 47%+3 if at all possible. These packages will be very easy to do the due diligence on and close quickly. This can be in any state but preferably Arizona, Nevada, California, Florida and Texas. This is just an example that will be on the future list of properties needed. This order I just stated needs to be filled ASAP. I know that they are out there, because we are working on two Deals as I am writing this email to you.
If you can provide these discounted Builder Close-Outs or Bulk REO Tape, please E-mail me a Description of Builder Close-Outs or REO tapes you Currently have available, along with your contact info how to reach you back (need telephone, Cell Phone, address, company name, etc).
Once I hear back from you with the answer to these questions, either my investor or I will contact you back. Since we are dealing with various providers of REO's, prior to sending you a Soft LOI, I need to know a summary description of what you have to provide first, as we do not want you to shop our LOI (This just recently happened to us). The Govmt. is stepping in and checking to see if my buyers are legitimate investors (flipping) or if they own and run their own property management company (owner/user). They are finding people are winning the lotto and buying recycled over priced bulk REO's and don't know what to do with them. They are trying to sue the banks, but they didn't buy it from a bank they bought it from Joe flipper and Joe is having to buy it back per the agreement from the bank he bought it from.
