DIRECT BULK REO SOURCE !!!

We have established direct links to several institutions over the last few months. We have closed several deals in that time. We are finally seeing real capitulation on the institutional side when it comes to pricing. We have been dealing with fake buyers and are tired of it. We are no longer willing to jeopardize our relationships with our sources. All buyers must be able to prove that they are real. Our protocol is as easy as it gets. We are not a source for you if you are looking for somone to just send you a tape without knowing anything about your ability to take down the package. If someone just sends you a tape they are not real. "Tape chasing" is a terrible way to go about this business. If you get a tape it is most likely already sold, has been flipped once or twice, has been sent to you by someone not authorized to market the tape or is just plain fake. Warning: It is my opinion that Ken Vesely (kenny vesely) with NLDS (NLD settlements corp.) is a SCAM ARTIST, THIEF, LIAR and a FRAUD. Based on my experience, he claimed to be connected to an opportunity fund that would fund my REO tape under 60% LTV. After wiring a $7500 due diligence deposit that was fully refundable if they could not provide funds, he never provided an documents from any institution he was working for, nor was ever able to secure any funding for my properties. Since my attorney has contacted him, he would not provide any attorney of his for us to contact, no names of any opportunity fund, has not answered or returned any call since, and I have not received 1$ back since mid april when he could not provide funds by my contract date. It is my oppinion that he is a SCAM artist, that has shell corporations to take peoples money and run. PLEASE BE CAREFUL. DO NOT LET HIM DO THIS TO YOU! The above poster PATRICK MILLER, is an inexperienced "real estate flipper". He was looking to purchase REO tape at 58% of the BPO value and get the purchase funded at 100% with him coming to the table with not $1 out of pocket. I hooked him up with a hedge fund in NYC that would have funded his deal, but the purchase price was $15 mil and they told him the deal wasnt worth any more than $12.375 million and were willing to fund that amount. Being the small time investor that he is, he couldnt raise the difference. He then cried about losing his due diligence fee to the fund, where on his term sheet it said that if he is offered less, and doesnt accept the funds are non refundable. This is just another case of a small player trying to play in a game with boys that were too big for him!!

You are so right in your statement about this guy. He tried doing the same thing with me. When I called one of his supposed lenders, they knew nothing about him. I hope he keeps my personal info confidential, but he is one very sleazy guy!

@another fool - It is not my fault when appraisals come in low. We get property appraisals for that reason - to find out what a property is worth!! You being the property owner should have a realistic valuation on the property. If you dont, the appraisal is the tell all. The numbers on appraisals dont lie. If the value is too low to lend on, it is too low to lend on. You NEVER called any of my supposed lenders as I do not release any of my investors personal information nor do I share any of my clients personal information with anyone but one of my investors. It is amazing that after doing this for years I have only 2 clients that are upset because their properties didnt come in at the value needed to fund a loan for them. If you have any questions or would like to speak with my clients that have had loans funded nationwide I would be more than happy to provide referrals to prospective borrowers as I have nothing to hide.

Ken Vesely. The guy straight out stole my money. He told me to pay for the appraisal for two properties that he was about to fund, and the appraisal was never done. For that matter, nothing was done. The criminal case is temporarily filed in NM, with further jurisdictions taking place as needed (Case # 11004197). The properties to be funded were in TN and FL, while he himself is in NY, apparently. He was lying to me that he is going to return the money in question if we called off the investigations taking place, and obviously nothing showed up. Be Aware when dealing with this individual, as well as his company, NLD Settlements. The amount in question was $2,450, to those interested.

once again - another borrower that does not know how lending works. the lender has the right to deny the loan at any stage after the appraisal is done if they do not like the collateral. but borrowers on the other hand believe it is their right to get a loan on any property. We never stole their money, the appraiser was paid for his work and the main property in question was a multi family property that has been vacant for years and was in total disarray.
