A recent article in the observer states that this house is empty and will have to be taken over by eminent domain if no one buys it. The listed owners are Arabella and Jo Bonilla, who apparently walked away from a property they paid 250,000.00 in 2003. According to public records, they ran a business out of there called J & J's home improvement (with an unlisted phone number.) J & J's Home improvement is affiliated with the Interfaith Training Network in NY who has a registered agent by the name of Jose Guzman. The broker for C21 who is selling the house is Yamira Guzman. Does Yamira Guzman know where Arabella and Jo Bonilla are? Because the town has been footing the bill for repairs due to the currently unsafe, dilapidated condition of this house. Also, the observer states that taxes are being paid on the house by LPS property tax Realty Services of Pasadena CA, which apparently holds a lien on the property. Rather than pay taxes on an abandoned house which the city is considering demolishing, why wouldn't LPL simply seize the property and sell it themselves? Furthermore, how can Century 21 have rights to sell if the town is saying the owners can't be located? Would that not cause a possible title/ownership problem for the new buyer if the owner shows up? How much is the lien? Why isn't it listed in the info Century 21 has about the house?
