Hello,
I recently picked up 3 selling sources who can prepare up to 500 trillion in REO's. And another selling source who can also get portfolios of NPN,and PN of the amounts of 1 trillion. As in my state im not called a broker. Also all of my sellers require a LOI and POF for the spreadsheets of properties and notes. But before that is even needed they can get you on the phone with the original sellers to have proof of product. the funny thing is in your post, you say 500t, just so you know, all residential loans in the US is only 15t. I would assume that you are new in the bulk reo world and I hope that you could do some home work before you send a post like this out. Good Luck with that 500T, does the T stand for a good T steak? And is the commision +3, if so i want in!!!!!!!

Lol, I do not know why a lot of people even attempt to find other buyers and sellers. For one, buyers can just go to a large bank and find out if they have properties that are now banked owned themselves...Think they would want to spend money on another to gain something they can do their elves? And for sellers, if the bank wants to work with someone they will. If they dont, then they wont...Should stop wasting your time lol

I have reviewed a few of the bulk REO intermediary sites and information packages. How can these intermediaries be qualified? If I am to supply confidential financial information to anyone, I need to know that recipient is qualified as an intermediary with actual relationships to provide real REO information and facilitate a bulk REO transaction.
We are interested in bulk REO purchases in Texas. We are willing to submit financial qualification from a nationally recognized financial institution as proof of substantial liquidity POF, and sign a NCND for specific potential transactions. We are interested in an initial transaction not to exceed $2MM. Are there real bulk REO sellers that will work on these terms? The only thing you need to ask the "sellers" of bulk reo is this:
"show me you've closed something" or a common variation of that would look like: "who's the person at Chicago Title that you've closed with" If they act stupid or give you excuses tell them to get lost. We get alot of people who've never closed one bulk reo deal because they didn't ask those questions to start with. The rest of the buyers never close because they think they can get properties for more than the market value of the homes.(10% or 50% of FMV) The banks only sold for so cheap because they were headed out of busines so they had a fire sale to liquidate and build up captial quickly.
