I work in the bulk REO arena I deal with buyers and sellers small ones and large ones have closed deal and watched many deals fall apart due to B.S. on both ends sellers with out product and buyers without money I just wanted to know if there was a public black list for both ends out there

yes buyers too. i have some that says they are real and than i found out they are trying to buy back their own product. lol . i am a bulk reo buyer and also a buyer mandate so i have seen fake sellers/buyers too. alot of buyers dont deal with this bulk reo no more cause of these brokers killing deals saying things to lie to make the buyer feel comfortable. these sale offer i see on topix i ignore. cause i know most of them. i am not going to say name cause i am not here to spread rumors but its best for you to find out on your own. i have my seller and buyers i am comfortable with and I am going to stick to my sources. |

Why would anyone pay all cash for an REO package in any form?
When in fact you take 20%(in cash) of the total value (face) to the bank holding the paper and they then would service and hold the remaining debt with you receive the benefit’s if any or the cash call if the property becomes non-performing.. Why would anyone over pay and try to manage at their own costs.. The structure here discussed in all of these posts I have read are ass backwards and unrealistic for profitability. And no bidding for institutional type numbers? Really? There are so many red flags I don't know where to start. |

as of now no real sellers for bulk reo. the good news is i dont hear about these 20B and 250B fake packages no more. I guess the fake sellers and buyers knows they cant fool us any more. If i had 100M i would not even use it to buy bulk reo, i could do alot more than waste it on real estate. thats why i am trying to figure why spend money on bulk reo its nothing but a headache and the cost to fix it up as well.
