we need redevelopment or things will become stale and completely outdated. Redevelopment is different than building a completely new project, such as that on 161.

Stavroff didn't develop the Shoppes at River Ridge, Stavroff developed Shamrock Crossing.

That area might attract more biz if the 270-Sawmill exit weren't such a mess. Even after spending all the money for that fancy SPUI interchange, at rush hour the 270 west exit is still backed up a half mile or more.

Allowing more shopping centers adjacent to existing ones is a zoning error in my opinion. That is what happened to the strip center on the corner of 161 and Dublin Road. Why not tear it down and put in some conrete soybean plants.

The new one on 161 isn't outdated or stale and it's sitting there, just as empty as Dublin Village Center.

Until the traffic issue is fixed, please just plant soybeans there.

To fix the traffic,

Make an exit from 270 West to Emerald Parkway where it intersects Riverside.

After that, Bring in IKEA and 4 more hotels.

until dublin relaxes their signage regulations it doesnt matter what you put in the center to redevelope it...most of the original tenants that left sighted this as one of the reasons for vacating the center and moving across the street (michaels dsw). AND lest we forget there are 2 empty shopping centers on 161 in Dublin already...River Ridge should never have been built the money should have been used to redevelope the Center on the NE corner of 161 and Riverside Dr. People are not spending money new stores are not opening and that isnt going to change in the near future, stop wasting money. Since BJ's vacated DVC walmart built a new sams club and home depot and lowes both built new stores, neither were interested in DVC and there was a perfectly emtpy space large enough to house any of these retailers, None of the big box retailers are interested...and we certainly dont need anymore high end boutiue type stores that nobody can afford to shop at right now...Ive lived in Dublin for 25 years and slowly watched everything retail move to the Columbus side of Sawmill Rd...There's too much empty space people...

If Dublin does not do anything to repeal it's repressive ordinance on signage, Village Center will continue to be a flop. As a former business owner, I can drive around Dublin and witness how city council is not kind to business (kinda like Obama) and that will not change until business minded people are voted to council.

Good luck with that.

Haha, a concerend resident from Findlay. The repression that is the sign ordinance is well appreciated by many of us who actually reside in Dublin. Want signs and billboards? Stay in Findlay or buy yourself some space in Columbus or one of the other burbs and you can hang signs till there is nothing else visible.

I was talking more about the City of Dublin. Why would they allow anyone to build a new shopping facility when Dublin Village and the shopping area at 161 and 33 were sitting there empty and ripe for renovation?

Thankfully we live in a free country with property rights, freedom of speech etc. Dublin, or any other municipality for that matter, should not be able to dictate the supply of certain types of uses. That is Central Planning. Central Planning never worked in communist Russia or anywhere else in the world. However, I get your point. The better question is, why would a company and/or investor/lender choose to do a retail project in light of the vacancy you described?

I agree to some extent, but the City should be looking out for the best interest of the community and vacant businesses are never good. They are historically very strict on zoning.

Another point - I'm glad this Stavroff affiliate bought the Dublin Village property, but if he has money I wish he would finish the retirement home that they started building on Stoneridge and abandoned mid-construction.

Stavroff is not the developer of the retirement village at Stoneridge in Dublin, Sunrise Health Care out of Maclean, Virginia owns it.

Appreciated how? You sound like an arrogant moron. I reside in Dublin as well. How do you suggest that businesses be able to market themselves, stay afloat AND pay their taxes to your beloved Dublin? If you don't want signs or billboards move your pompous butt to a place where there aren't businesses in your area or eyesight, maybe Findlay? How do you expect businesses to compete or stay in business if they can't be seen? Signage is an intricate part of marketing. Why is there so much space being wasted around Dublin, rules and more rules? Another case of a government with too much power and not enough common sense. And let me remind you of the "cornfield", now that's real attractive, art my ****!

As a Dublin resident, I appreciate some level of ordinances and standards.

As a former Upper Arlington resident, I understand that businesses simply will not operate in a community that makes it unreasonably difficult to operate...see Kingsdale.
