First of all, lets get a few things straight. I do have Bulk REO product for sale. If you as a Buyer are interested in Buying Bulk REO Packages ready to go in escrow & are not afraid to sign NCND's, LOI's, MFA's show POF's,then contact me, otherwise don't waste my time or your time. We all have to protect ourselves, like it or not. I am a hard worker in this business, I work to close deals,& I expect that the Buyer be ready to sign everything that is needed in order to move forward quickly. If you are the Buyer or, the Buyer's Rep.,Mandate, Attorney whatever, then you must make sure you got all your ducks in a row to proceed quickly because, packages in escrow come & go quickly. One is a local company that has a portfolio of $56million already that I work for.

Another is the President of a Merchant Bank in Canada, he's buying single properties from me now.

And then there is another Canadian investment firm as well.

All are verifiable buyers.

direct private seller of REOs I work with has a New York REO package:

Priced at $52 Million + 3%= total price $54.4 Million

All "Hamptons" properties

-56 single family homes - zero to light rehab
-38% are beachfront homes
-Homes are furnished
-Immediate income - All but one are in rental pool
-Current rental income $2.179 Million annually
-Property manager can be replaced by new owner, rents can be increased
-Average home value is $1.15 Million per recent appraisal

Seller requires LOI and hard POF then releases entire details to buyer for review. After 24 hours, seller requires 10% deposit to hold package for due diligence - 72 hours additionally.

We have established direct links to several institutions over the last few months. We have closed several deals in that time. We are finally seeing real capitulation on the institutional side when it comes to pricing. We have been dealing with fake buyers and are tired of it. We are no longer willing to jeopardize our relationships with our sources. All buyers must be able to prove that they are real. Our protocol is as easy as it gets. We are not a source for you if you are looking for somone to just send you a tape without knowing anything about your ability to take down the package. If someone just sends you a tape they are not real. "Tape chasing" is a terrible way to go about this business. If you get a tape it is most likely already sold, has been flipped once or twice, has been sent to you by someone not authorized to market the tape or is just plain fake. Feel free to contact us at info@CaliberREI.com if you are a buyer or are direct to a buyer. No chains. We are not a chain, so you don't be one either.

I also have a program for REO that can best be described as a clearing house. The buyer has the ability to take down a single property or up to a max of 50M. Capital Financial R.E. Group is a platform that takes down reo from six banks. We won't go over 20M and our banks demand proof of funds. No need for anything but your loi and proof of account as everyone knows the paperwork is done at closing and only Fee hunters ask for NCND's and MFA's up front. We'll only deal with the seller's representative and one intermediary, if any.

I know, I know...sounds like B.S. How many times have we all heard about the "elusive" 1b tape? I've been one of the biggest skeptics when it comes to this and generally do not believe what most people say in this business. I still believe most of what goes on in this business is not for real - and not because there isn’t real product and real buyers – as much as it is because there are so many greedy and clueless “wanna bes” that ruin it for the legitimate folks. Hey, it is what it is.
Don't get me wrong, REO and Note pools do exist. I know because I deal directly with some banks and have made offers on pools on behalf of the buyers I represent, buyers by the way, that are real, have cash and make real offers. But, this is another matter entirely.
What I've never believed to exist are the monster tapes, and if they do exist I always figured they were sold bank to bank or bank to hedge fund or bank to well-connected people that play golf on Saturdays with their buddies from Harvard, USC and a host of big investment banks...which they do every day by the way. But, I’ve also learned that this business is less about product and all about relationships and who you know, and here is the key thing – those people that are doing deals (and particularly the big deals), well, they pretty much stay under the radar screen and most of us will never meet them, talk to them, or ever hear of them, other than a faint rumor of what may have transpired. If you’re lucky, you’ll see them whizzing by in their new black Masserati. Again, it is what it is.
However, by some strange twist of fate, luck and maybe a bit of good looks I have met one of these “under the radar screen” types. How do I know they’re real? Well, let’s just say I’ve researched the principals, their deals, and have even met with them. I’ve also seen their process…there are no NCNDs, POFs, and all the other “intermediary” crap that kills 99% of deals. There are no intermediaries, and no seller reps and all that junk here. It is simple, straight forward and involves well known participants of the highest caliber. I know because I checked them all out. Its what I do.
So, where am I going with this? I am a buyer’s rep and most of the buyers I represent purchase product in the $25m to $50m range. I do not presently have buyers that can purchase 1b tapes or more. I am looking for these types of buyers to bring to this source. If you are this buyer then let’s talk. I would offer one cautionary note, however. The seller’s bank/attorney (big name companies that you’ve heard of) will first check to see if the buyer is 1) on any “blacklists” and 2) has the liquid/cash funds immediately available to perform. If you really don’t have $500m or more in cash, or have made a bad name for yourself in the past, then don’t even bother starting the process as eventually it will all be brought to light and then you’ll have a few more pissed off bankers and attorneys who will remember your name for a long time.
If you are the buyer (meaning the person who writes the check), or their direct 1:1 rep, friend, brother, sister, etc., contact me. Just so we’re all on the same page, let me clarify what I mean by “direct.” Think of it like this: you are directly related to your mother and father. Your aunt and uncle are not directly related to you, they are directly related to your mother or father, and so that makes them “1 away” from you. Get it? We don’t want 1 or more away. We want direct. So, if you know someone who knows someone, etc., don’t bother. Let’s not even play that game unless you like getting a stern rebuke in an email.
I’ve set up a special email account for those who want to contact me…it is billionplustapes@aol.com. Pretty catchy, huh? Simply send me your name, phone number and a bit about your contact and we’ll proceed from there. Let’s make some money.

I have recently been selected to review new contacts for the purchase of REO Blocks, non-performing paper, and performing paper. We are direct to buyers and only work with direct seller or their direct contacts. We are always in need of assets as our clients are requesting them in heavy demand. Our current source of contacts are starting to dry up and we need reliable sources that we can work with. Again, we will not work with "chains" if your are not direct or the direct contact please do not waste our time as we will not do any transactions with you. The best way to complete these transactions is direct. Chains are simply a waste of time. I have 2 situations that I am currently in need of:

1. I need a small block of 20MM performing 2nds.

2. I need a large block of REO's. 250MM-1B (California has been requested but we are not limited to that state.)

We can provide documentation showing our clients liquidity and any additional information you may need. I was told that I may receive many bogus emails from Topix so I created an email for this purpose alone so that I may filter. Please forward all pertinent information to:
