New construction in the northern suburbs of Gwinett, Fulton, Cherokee counties. 15% of the pool are properties that have not been completed, 85% complete all never lived in. Approximately 107 properties. 12-20 of those are notes -- the properties have not been foreclosed, the builder walked away so if purchased the owner will need to go through the foreclosure process.
A 10% escrow deposit is needed (in addition to our Master Fee Agreement and a fully executed application). To buy the entire tape is $16M. Chicago Title will hold escrow. After verification of funds and deposit into escrow, Buyer will have a due diligence opportunity that will last for two weeks. Seller will be conducting their own due diligence and our buyer can, if it so chooses, piggyback on Seller's due diligence for free. The properties vary in value from approximately 80k to 2M. This valuation is based on current values. If the buyer is interested in Seller reselling the properties or handling the properties as "armchair (passive)investments" that is available.
