Kailua estate's $36M listing sets Windward record - Hawaii Busi...

Just listed: beachfront Kailua estate at 210 N. Kalaheo Ave. for $36 million. Jeff Kerr of Kerr Michaels Design, along with three investment partners who make up Akua Lau LLC, finished building the estate four years after buying the 1.5-acre lot, and are asking for a record-high price for Oahu's Windward side.

I have been running past the site for years and watched the building progress. Considering the size of the property my fear was a Kahala type, closed off bunker but instead the property gives the feeling of a little village or park-like setting. Very tranquil and beautiful. I love what they did and hope others in the neighborhood follow this example. Don't copy Mainland type mansions.

Interesting that the speculator builders wanted to create a place with a "kama`aina feel" to it. In reality, the REAL kama`aina can't afford to live like that.
How sad. Looks like we're heading back to the plantation days, where the brownies just lease from the white man.

While the house may be nice in many respects, any real estate values in Kailua relate to fee simple "land values". Here we are talking beachfront as well which will kill the new homeowner just keeping up with maintanence of constantly being pounded with salt air/spray. All the picture windows will be pitted in time and good luck to your high end stereo and video equipment as well. Not worth the $36M!

Would the KEEP IT KAILUA NIMBYS like to buy the property to keep it from being used as vacation rentals and then turn it into housing for the homeless and at-risk members of our community?

Or how about getting rid of the "no more five un-related individuals living together" regulation and rent out the bedrooms to employed singles and families.

Neither of these scenarios will ever happen, but what will is that significant property value increases - and taxes - will roll across Kailua over the next couple of years. Thanks to previous increases in property values since 2001, that's why our 50-year-old rental almost two miles away from the waterfront is still assessed at over $600,000 even though it still has the original flooring and counters.

We could put a car up on blocks next to the driveway, a boat with a moldy boat cover in the front yard and a pile of tree trimmings to give it a real kama`aina feel.

The only hypocrites in Kailua are those who continue to exploit, over-develop and run illegal businesses at everyone's cost. And btw they are not all white. I have seen many locals (from Kailua and other areas of Oahu) jumping on the band wagon or selling out to the hypocrites $$$. Its very sad that people will sell their souls and their communities to make a quick buck.......some aloha.
