Its just not right to evict someone at the last minute over an idiot landlord not paying the mortgage. No wonder why there are many homeless people in Baltimore. And no wonder why the crime is soo high. Its mainly the homeless and unemployed as well as the school kids who break the law these days. And no wonder why we are living in a cold world. Everyone is getting more idiotic as time moves on. my former dentist back in October that charged me $294 for a cleaning and 2 fillings. They tell me there were changes in my dental insurance. My theory is this dentist's office did not want to admit they no longer take my insurance. Which is why I changed Dentists.
As for the evictions. The landlord should give people 90 days to move out of their house in the event of an eviction and not at the last minute. You never know how people are going to react to a last minute eviction. Which everything is wrong with Baltimore. The crime rate is high. Including murder. The public Transit system is undependable. If you saw the related links someone else was evicted at the last minute. I hope no Baltimore County landlords are evicting people at last minute. The County is more dependable then the city. The City emergency crews take longer to respond to a call then in the county. As well as police not enforcing many offenses strict enough. I dont think I will ever live inside of Baltimore City. Once I do move back to Baltimore Im moving to somewhere in the county. |

Theres plenty of laws there should be that theres not. Like a restriction on how high crude oil can cost. As well as a law requiring dentists to admit if they no longer accept someones insurance. And even a law about a laying off employees shortly after they start working for the company. My sister was hired at Chillis and a few weeks later she was layed off. As the result of that layoff Im staying away from Chillis restaurant. |

It's always the owner. What about Balt City? Highest property taxes in the tri-state area. Poorest services, worst policing, crime and trash, and scum. and to top that they tax you the most. how about some relief on the taxes so these owners can have an option. charm city? poo city....

You have to be a scum of a landlord to not inform your tenant that you are behind in the mortgage and facing foreclosure. The fact that he kept taking her rent $$ is even worse. This landlord should be charged with a criminal act. I am a renter that live in an apartment complex and for reasons like this I will continue to do so.

Old days: landlords should do credit check on tenants
New days: tenants should do credit check on landlords And thanks for post on identity of landlords--some public shame is a good thing |

This isn't supposed to be happening under Maryland's recently passed housing laws:
"Second, the law specifically does not "extinguish" a lease in a foreclosure: the new owner of the property has all rights vis-a-vis the tenants that the old owner did, but then again the tenants have all rights they had under the old owner. That seems perfectly fair to me, and it especially protects tentants "recruited" into a property by a desperate owner just before foreclosure." http://calculatedrisk.blogspot.com/2008/04/ma... |

more baltimore bashing huh? lord.. well lets look @ some facts, here.
obvious its solely the responsibility of the LANDLORD to inform you of any issues or problems with the property. As far as I can see, the bank or lender didnt give them a loan for a multi-tenent building or as a rental property. like most, it was a home loan, and these folks rehabbed for sale, and had to rent. I doubt the grass was 2 ft tall, unless the reporter actually got down and measured it. Baltimore crime rate is high, because of our city leadership for decades not allowing residents in the city and the state permits to carry. The rules of engagement benefit the crimminal, who follows no law than people who can and will defend themselves. there are so many parameters as to location of person, we must determine their mindset etc etc before the city court will justify defending yourself. A cop can continue to shoot you until the threat is eliminated.. did you know that? but we as citzens must be mind readers of criminals before we are "Justified" to use deadly force. its crazy! oh.. and in baltimore county, if you sign a lease and YOU break it, for ANY reason, you are liable for the ENTIRE lease... meaning if you get a job out of state in august, after you sign in july.. the landlord can sue you for the whole lease value. even if they rent the place after a reasonable amt. of time. baltimore city.. you are only on the hook for a max of 2 months. |

oh saturn..mass transit sucks because of scheduling..
scheduling street repairs in the middle of rush hour. faulty sync of traffic signals.. we all can testify to that.. LOL!! going up calvert.. 5 lights green.. 6th is red.. WTF?? lol scheduling of traffic cops and such needed during rush hour.. summer time orioles games bottleneck near UM hospital and greene street. I can go on and on.. also the schedule changes for mass transit.. trying to "Streamline" but dont take into account traffic patterns... how you gonna have 5 #3 busses bunched together then have folks waiting 45 friggin minutes for the next one?? come on, SHAKE YOURSELF!! |

Status as of April 3, 2008: Became Law - Chapter 2
http://mlis.state.md.us/2008rs/filecode/N1.ht... Maybe the reporter should read paragraph 7-105.6... http://mlis.state.md.us/2008rs/chapters_noln/... [(f)(1)](A) Any purchaser at a foreclosure sale of a mortgage or deed of trust has the same rights and remedies against the tenants of the mortgagor or grantor as the mortgagor or grantor had, and the tenants have the same rights and remedies against the purchaser as they would have had against the mortgagor or grantor on the date the mortgage or deed of trust was recorded. [(2)](B)(1) If the required advertisement of sale so discloses, a foreclosure sale shall be made subject to one or more of the tenancies entered into subsequent to the recording of the mortgage or deed of trust or otherwise subordinated thereto. (2) Any lease so continuing is unaffected by the sale, except the purchaser shall become the landlord, as of the date of the sale, on ratification of the sale. |

I agree, some of these comments have been soooo petty. Put yourselves in their shoes. Then you would probably expect sympathy. How cold of you to say such negative things. AGAIN>>>> the real issue is these slum lords and greedy good for nothing landlords making...stealing money from innocent tenants. I guess the negativity comes from some landlords also. You may be up today but you can always come back down. GET OFF YOUR HIGH HORSES PEOPLE and have empathy for these people. |
you remember the weinbergs ? |
what the hell does the city have to do with these scum landlords that don't pay their mortgage ? |
s--t head president camacho 2 foot of grass has nothing to do with that young lady being put out of a home that she was faithfully making monthly payments on. The landlord need to be thrown in jail, may God have mercy his soul.

With the cost of everything rising adding the compounded misery of subjecting a tenant to a "eviction" because the tenant's neglegent property owner failed to pay mortgage obligations should be treated as a crime and subject to criminal prosecution. It's a crime when the property owner continues to collect rent under the false pretense of still owning the property, because this is outright THEFT !!! Since this is reported to be a large problem, why are there no safeguards in place to protect the tenants or is it simply because as the article stated, "the big bank lendersn are not in the landlord business" So until the lending institutions and our elected officials enact new legislation it just seems to continue to be business as usual even though the tenant routinely without fail paid their monthly rent.

What excatly would yuo like them to do? The crook is the landlord in this case. |
She was give a month's notice if she had followed up on the document. It's an unfortunate situation and I feel sorry for her. The banks representative gave her a week and offered to help find her a new place as well as provide her the name of an attorney to try and recoup her rent. I'm not sure what else you would want them to do. |
Most leases allow the landlord to terminate with notice. As I recall she received a notice a month earlier that she neglected to follow up on. So the law wouldn't apply. |
That poor woman. This is just not right. The old landlords should have to pay back her rent. I am sure they live in a very nice house outside the city. There needs to be a law against this. I hope the bankers will learn to be more human.
I don't recall the article sayng it was purchased at a foreclosre sale. Sounds like the lender assummed ownership so would the law even be relevant? |
The point of the article involved the neglient property owner continuing to collect rent for property no longer owned due to foreclosure that resulted in the tenant's eviction !!! |
