ProBuild is just another in a long line of turd laying corporate chumps. It never ceases to amaze me at how reckless corporate management can be. It is always easier to experiment with other peoples money. Funny how all the owner run shops always seem to stick around and the Johnny come lately corporate whales are always beached a few years after they appear.

Is there anyone who thinks SBS is going to make it? I see a lot of bad publicity here. Is there anything good to say about SBS? I am considering working for them and wondering if my choice is a good one.

Reality Check, I like your style. Probuild is going to smell the glove, and it's not going to be a pleasureable experience. Looking at their website and depth chart, it appears that they have approx. 650 Vice Presidents. Hmmm, I wonder if it took all 650 of them to decide to sell Thermoply $20 a thousand under cost??? That was a good one. I think their demise will be swift and blunt, that one day, the guy who's money they are shitting out all over the place will say...."I'm tired of this, make it go away"....and poof, they'll go away. At least that's how it happens in my fantasy, right before that slut Meghan Fox walks in and we jazz each other for hours on end.

They have been doing the same thing here. Selling below cost and running around telling everyone how much smarter they are than all the rest of us. Funny how reality always has a way of surfacing and hitting you in the head like a brick. I think Fidelity is getting real tired of propping up the collection losers that is PoorBuild.

Don't worry too much about Megan Fox, she doesn't have time for you as she's busy doing me out here for the rest of Winter.

Pro Build is the last biggie not in bankruptcy. They are loosing two million a day versus one million a day at the old SBS. Do the math. With all the short sales and foreclousers the banks are not releasing to the market this industry is gone for two to three years. How long can the nationwide builders continue to right off losses and screw the sharholders? Florida will not have a viable new housing construction industry for five years. Enjoy the new redistribution of wealth. GO GATORS

A friend and owner of a large Remax office here said there is in excess of 2-million foreclosures nation wide that are not yet on MLS. In addition to that he estimates at least 500-thousand more mortgages are "non performing" (has a nicer sound, kinda like deflection rather than sagging). The banks are just letting people sit rather than spend the 10-grand or so that each foreclosure costs in attorney fees as well as have to hold additional reserves. He is of the opinion that through next year they will continue to trickle the toxic waste on the MLS at a rate that will continue to keep prices climbing at a painfully slow rate. I guess that is a little better than if they dump them on the market.

As someone that has been in the industry 30-plus years I would guess that by second quarter some areas will be able to get back to trading dollars while the harder hit regions (like mine) will still mount losses through next year. I do however feel that even in Phoenix we will see some glimmer of hope by mid next year. While it is easy to get stuck in the gloom don't forget that even in this market there is a constant flow of new homeowners by way of population. Remember everybody was screwing everybody 20-years ago too. That generation is coming of age and the demand will continue to build and absorb. I do agree that it will be 2-3 years before we see a normal market.

LT Gibson? Are you freaking kidding me?! He's in the top three of the leadership (Shorty and Joe-Joe Appy) that can really blow smoke up your skirt while they pick your pocket!
