lol, just trying to get some laughs in.
I do understand your anger and disappointment in purchasing a property from toll brothers.
Like I have stated before, they sold us a property that we can never live in and have never spent one night in, and it cost us over 900,000.00 and we are paying the mortgage and all the expenses of that, along with our other mortgage and expenses of that. Plus all the attorney fees and expert fees and everyday living.
I feel bad for anyone buying any property from them. I do not care if they sold affordable housing, I do not want to see anyone get stuck with the a property like we were stuck with. Toll counts on people not affording to fight them. Or people just given up.
Here are just a few of our issues. 1. toxic mold infested property, weathered material in the attic, crawl spaces, and basement sub floor and I joist. 2. Pooping floor board, cupping, cracking floor boards 3. Kitchen cabinets defective., and one they siliconed together. 4. Cracked tile 5. Staircases a tripping hazard. 6. scratched tubs. 7. Missing sill seal around foundation. 8. Missing nuts and washers on anchorage, anchorage loose. 9. Basement windows frame and all fell out in our painters hand. 10. Basement window to small for frame. 11. Gabs in basement allow for rodents and bug infestation 12. Loose banisters. 13. Missing shut off's for bathrooms 14. Basement floor has over 27 cracks in it, on t hat goes across the length of the basement
I can go on and on, but I am sure you understand what they are actually building.
And like you said many of us can afford to buy a second home if we choose, but we should not have to be forced to carry two mortgages do to there incompetence.
And like you I would not recommend them to anyone.
My family has purchased from Ryan and Lennar and have had no problems with anything or getting them to fix anything.
If you did not close yet take pictures of everything. go through the house with a fine tooth comb. take pictures of everything and print them. Then look at them good. Tell all of the neighbors to do the same.
Also check your I Joist, some of ours are weathered and were hidden under the vents in the basement, and check for cracked I joist and cracks in the attic, just check everything.
If you took pictures of the property during the construction, look at the pictures and see if you see any dark wood weathered wood.
Get a Clinical Industrial Hygenist in that has not done business with toll brothers and have him check for mold, tape samples and air samples and every other sample you can afford to take.
And like I said before Toll is to blame for the shape of the company no one else. He has the ability to do the right thing and make sure that the right thing is being done. And he has the ability to make sure that the job sites are ran properly.
But he is only worried about his bonus. And screw his clients.
And I am glad that my family did not buy from them because they would not of been able to afford the cost of 2 homes, and everything else.
I wish you all the best with your home. I hope things get better for you and your family. I truly hope things turn around for you and yours, and your neighbors. I will keep you all in my pray's

You might also notice how many of their current buyers are...(trying to be PC here) English is their second language. Unfortunately as intelligent as they are the Toll contract is in legaleeze and not easy for those of us that English is our 1st language. Most do not take the contract to an attorney to look over before signing. It is really sad.
Toll also has a failure to build loyalty with their employees. That is one of the main reasons it takes 12-18 months to build a house. Sometimes longer.

This is the reason for there downfall. No loyalty, and loyalty goes along way.

We are friends here and understand each others frustration. Yes even yours. But starting a post attacking those who regular these threads is a reasonably good way to have your head handed to you. See some previous threads.

You are not the only one that has problems with TBI, by long shot. Join us and tell everyone what they are in for when buying from the criminals, but do not attack us because we are friends.
For your information, we are both VERY WELL INFORMED on TBI from the inside out, all the way to corporate office in Philly.

Yes we do, but infroming the public of how Toll Brothers built the property that they sold us is a public issue.
Toll Brothers sold us a property that was built with weathered material which caused toxic mold to grow in it. This mold caused the death of 5 children in a hospital in NY, this was in an article in August of 2007 in the NY Post.
If you think losing a $1,000,000.00 plus is nothing then you would not mind given me the money that it cost for the property and all of the expenses of the upkeep of the property and the legal and expert fees.
We are lucky we can afford to pay all of the expenses plus all our other expenses. The next person may not.
If Robert Toll did not think that the property he sold us was a danger why did he not take me up on my offer for him to live in it. Could it be he knows that dangers of toxic mold and refuses to move into that kind of enviroment. Or would he rather endanger the welfare of his clients and their families.
Even there sub contractors would not come to the property to do repairs do to the toxic mold. Nor would toll brothers sign a release not holding us responsible for there sub contractors if they got sick from the property, so what does that tell you.
So now you tell me would you like to live in this enviroment or put your family in that enviroment. Or if you were going to purchase a property from them would you not like to be informed.
It is almost 2 years since we closed on the property and have not spent one night in the property. And toll brothers has refused to hand over the lab reports from the CIH, so what is that telling you

Yes we do, put for me, I feel that the public has a right to know what toll brothers sold to us and that they maybe the next.
I do not think that it would be right of me not to inform the public of how toll brothers built our property, and how they refuse to properly repair the property to a livable state.
One of the molds that was found in the property that toll sold us was mention in an article in the NY Post in 8/07 that stated that 5 children died from exposure to this mold in a Hospital in NY, so do you not think that the public has a right to know of what toll brothers sold us and how they are handling the situation,

Hey, "Toll Sucks" and "Laughing'--sorry if I insulted you all w/ the 'sophomoric' statement. Certainly didn't mean to hurt any feelings, but I see why my post was insulting. Anyway, agree that Toll sucks. Glad there is a conversation going on at this site -- somedays when I get so frustrated w/ the time and energy I spend on my stupid house, it feels good to come to this site and discuss experiences so that others can hopefully read the posts and avoid the same turmoil. I certainly wish I had seen these posts 18 months ago when our family made our housing decision!
I think the problem would be solved if Toll would just change it's nickname from "luxury home builder' to "Home builder w/ pedestrian style and plenty of annoyances and frustrations (and some major construction flaws) for you along the way". They could try another catchy slogan: "Toll - Piss away your Pennies". Or, maybe simpler is better: "Toll -- the company that, does indeed, Suck".

does anyone want to hear some good news, well I recieved and email today from a film company/news company asking to speak to me about the property toll brothers sold us. I am waiting on the lawyers to discuss and then get back to me before I call them.

Be very careful and do not talk to anyone without your attorney being present. Make DAMN sure if it is recorded it is YOU doing the recording. This could be someone from the inside. I have seen this before. CAUTION!!!!!!!!!!

Like I said before we all feel your pain. We know the frustrations you are feeling. Laughing.. as a homeowner, with a million dollar home her and her family cannot live in, and me as a former employee. There are many others, Toll Insider for example.
This is a great place to burn off some steam and we will listen. There are many, many people that frequent this site that have very good advice. There are also many of TBI X employees that will help you as much as we can to fight those criminals. You see we know how the system works from the inside and do not mind sharing what we know.(see post above to Laughing...)

toll sucks, oh I know the game, I have sent the message to the lawyers and will have them respond. Not me.
Plus after dealing with TBI I would check the credintials and search the net on all party's and if I have to pay a PI I will. It would be good money spent.
I am cautious. And if I wanted to contact a news department I would do it myself.
Toll already knows my plans, so if we loose in arbitration, I will do what I told them I would do if they did not do the right thing.
Everytime I think of my plans I laugh and smile, because it will be so much fun.
Also check out articles on the net about toll brothers and either north carolina or south carolina toll brothers and toxic mold in I believe it was about 19 residence. Or the foam stucco they used to side some of there properties that caused mushrooms to grow. And tbi calls this quality, luxury, he should bite his tongue.

SCI Issues Another Warning About Shoddy New Home Construction in Jersey Tuesday, March 04, 2008 - Millennium Radio

Top State investigators are calling on Jersey lawmakers to quickly pass comprehensive legislation that would overhaul the State's licensing system for new home builders, and require a licensed supervisor to oversee construction of all new homes.
During an appearance before the Assembly Regulated Professions Committee, Alan Rockoff, the Executive Director of the State Commission of Investigation, told members of the panel the legislation is very important because new homebuyers in Jersey still face the same kind of shocking problems they did 3 years ago - when the SCI issued a report that found a panorama of waste, fraud and abuse in the new home construction industry.
He said this included such things as "structurally unsound ceilings and roofs, facades separated from support structures, wobbly moving walls, walls fouled with sewage from cracked pipes, improperly installed heating systems venting poisonous exhaust directly into living spaces, flooded moldy crawl spaces, and collapsed porches and garages too small to fit your average sized car."
SCI Assistant Director Lee Seglem told the panel another problem was that builders routinely hire day laborers who don't know what they're doing.
"Some of these people are not licensed or properly skilled in the kind of workmanship that you would need" he said, "that's just unacceptable and the people of this State deserve better."

Here is case that was decided in Texas stating that the construction company's insurance most pay for sloppy construction.
Toll should be filing for there shoddy constructed property that they built and sold.
It would be cheaper if the insurance companies pay now then later, later it could cost them alot more.
Toll should us this case so they do not have to lay out any money out of there pocket,

3/4/2008 TX insurers must cover sloppy builders, SC reaffirms by Rob Luke Texas Supreme Court AUSTIN -- The Texas Supreme Court has re-affirmed an earlier ruling that insurers must defend claims of property damage even where caused by the builders' defective workmanship.
The Supreme Court today overturned, in a per curiam opinion, a Court of Appeals ruling for the insurer in Grimes Construction Inc. v. Great American Lloyds Insurance Co.(docket# 06-0332). The case concerned whether the builder's commercial general liability (CGL) policy covered damage caused by poor construction.
The SC ruled that the current case raised similar issues to the case last August of Lamar Homes Inc. v. Mid-Continent Casualty Co.(docket# 05-0832). There the SC ruled that unintended construction defects could be construed as "property damage and trigger the insurer's duty to defend the CGL policy."
In the present case the trial court had rendered summary judgement for the insurer, concluding that the claim was outside the CGL's scope, and the Court of Appeals upheld. But the SC disagreed, citing its analysis of the Lamar decision that "labels of tort or contract could not override the language of the insuring agreement."
The SC consequently reversed the appellate court ruling without hearing arguments and remanded the case to trial court.
