It is common sense that house prices will become over-inflated when immigration levels remain high and there is therefore a shortage of housing and too high a demand for what there is (especially within close proximity to the city, where the only public transport exists).

Happened in my town as soon as the mines opened up to full production again and more mines were established. The mines provided very little accommodation except for camps, and the workers had to find accommodation in this town and commute on buses supplied by the mines. Never before in the history of this town did anyone have to live in their cars, but it happened and some are still doing that even now. Not the bloody miners of course (imports from other states) they bought up all the available housing. We used to be a very clean beach/country town - now we're a friggin mining town! The mines even wanted to ship the coal through the city (shortest rout) out to the port and council wanted to do it as well - people said NO very loud and clear and we had a win - but only for now. I'm sure it will happen later on.

My unit was bought just as the insanity started, now 2 and 1/2 years later it's valued at $100,000 more. Rates more than doubled and the cost of living went sky high. Traffic has quadrupled, roads can't handle it, and living here is now a nightmare. If I had any brains I'd sell up, buy a caravan and go live out in the bush somewhere! Might happen yet as I've had a gutfull of this city living.

That sucks.
Local councils would do anything more more rate payers.
I bet what ever they are mining, they practically give to the Chinese for nothing and charge us double.

We also top the list for allowing chemicals, toxins and banned substances to be imported in foods and have the lowest standards of consumer protection and anti competition laws there is.

For 10yrs we have know we have been ripped off, and our farmers have also been under cut.

I guess the 'change' is rumbling now, as the govt will have an agenda to bring in Chinese supermarkets with their Chinese GMO food.

First need to deregulate.

Yes, the ripple down effect of over-priced property is that business rents and housing rents spiral and there is up-ward pressure on wages and increasing business expense (two-fold) and this creates inflation - which the government tries to counter by putting up interest rates so that businesses, renters, and mortgage owners require even more money, or else they lose their house or business.
