Landlord saying he won't be able to replace roof, facsde, etc. is so untrue. They are covered by MCI's that are permantly added to the rents. The landlord obtains a bank loan, puts in for a MCI and tenants pay for it over and over. The landland never puts a dime out of his pocket.
