Wow, won't that be an economic boost to western Hyde County.
We have to look at the challenges, too. The two I would look at are infrastructure and emergency services.

Roads, water, electricity, gas, telephone, and internet lines will have to be installed and maintained. Is this all to be private or will it be part of the public system? How much do we have to support them in this?

How will emergency services be handled? There may be the need for increased policing, but not much, these people tend to have little crime beyond DWI. But I frankly can't see Ponzer FD taking on the responsibility for fire protection (I think it's in or at least near their district, but volunteers can't be expected to take over such a large project, and don't expect any volunteers from the development), and the county ambulance is stretched pretty thin as it is. Maybe they will contribute enough in taxes to pay for more emergency service.

I believe that if we can get good answers to those questions, and I'm sure that the developers have asked themselves the same questions, we will have a very good economic engine on the west end. We sure can use it.

BTW, for you who see Brooklyn, NY, I happen to live about as far away from Brooklyn as one can and still be on the same Long Island. And that's only until I can live permanently in Swan Quarter.
