A median income of $44k ??? Sure, in FANTASYLAND.
(Should someone bother to tell these development professionals that the local median income is closer to $16k ??)
Fools rush in.... again.
You do know Spotter that "median income" means average, correct ?
Last year our household income was $70,000. and by taking your estimate of "$16k" what is the average ?
(I'll let you do the math) Anyway, I live right on N.12th south of Brookside but north of the tracks,
Do me a favor and don't talk about other peoples neighborhoods, it tends to tick them off.
And I wouldn't call Lebanon "over-saturated with supermarkets" either, have YOU ever walked from N 12th to Weis ? It is more than a mile and uphill all the way, there are older folks up this way you know ! Gristicks is closest to me I would say but still a bit of a walk........ I won't go to Walmart or Giant, so that leaves me a choice of 2 and I hardly ever go to Gristicks. There is a new apartment building for Sr's right next to where they are building this and I'm sure they appreciate it's location more than others too ;-))

Cathy gets it. Some here don't.
Heralding a new store of any type... that goes into direct competition with multiple stores already in place in the same town.....
is NOT GROWTH.
Suppose a new supermarket opens at 12th and Maple. It could be ANY market.
There is NO new industry in this here.. and no new money pool. This is only a NEW COMPETITOR in a direct competition with the 6 or so markets already in place in the city of Lebanon....
and dollar for dollar put into the new supermarket is ultimately directly subtracted from the sales of the others.
Should we sink Zweier's or Foodland so that a new Food Lion can send the profits of their new business to North Carolina?
(I do NOT shop for food at WalMart for this reason. I usually shop at FoodKart or Zweier's. My money remains in the community more so, instead of a percentage of my money heading to Arkansas.)
I don't complain about NEW business.. and NEW efforts. Lowe's is OK.... but it isn't new... just a superhardware (now TWO.. with Home Depot)... but at the cost of 5 or more local type Hardware stores ???
How about MANUFACTURING or SERVICES at 12th and Maple... something that will compete with Phila, NYC, or Baltimore/DC, generating NEW INCOME to the community.... instead of competing with Lincoln Avenue and 7th Street stores, effectively REDISTRIBUTING the SAME money (only)?
Certain businessmen know the difference between shuffling the same local deck of cash.. and bringing new cash (from afar) into town.... and the differences these make on the community.
It's all been known for 150 years here... but seemingly being forgotten.
When your source is Cathy you are scraping the bottom, that woman will comment on the rights of mud.
Anyway like it or not small town, big town, rich, poor black, white, whatever you want to throw into this, it is still called PROGRESS.

It's is your right to dissagree, but there are more happy people with this than the five that comment here that they are opposed. You have to understand that that point is a main traffic corridor for route 22 and jonestown and many people from up in that area and points in between there are very excited.

You and Cathy can shop at FoodKart, I'll carry your bags.

It's actually 1.3 miles form Brookside Apts to Weis market, and it is not uphill the whole way. the only uphill par of it is from 12th and Lafayette up to 12th and Oak. It is a very big hill and probably would pose a problem for seniors or some with disabilities. The rest of it is actually downhill and flat. It is your own choice not to shop at walmart and giant, but those grocers are still in the area. I am not for nor against the Food Lion, I am curious to see what other merchants will be housed within the strip mall. Also, "The Willows" are actually pretty much self contained. I don't know this for sure as I have only been in the building once and it was a direct root to a persons room so I didn't tour the building, but I was told they have a small grocery store inside the building along with a hair salon and other convenience items. Once again I am not sure about that, but that is what I was told. Not to say that it is sufficient for them and they wouldn't benefit from this new store, but just stating that it is there. I feel a store other than food lion would be better for that location, but I am just a peon in this game of life...

I know it's not uphill all the way.....It sure does seem like it though, LOL !
I'm looking forward to see what other stores they put there also, and I don't know if I'll shop at Food Lion or not. Depends on what it is like there. ;-))

Mr. Gristik has had it pretty good but he hasn't done much to improve the city of lebanon. All his money goes to his horses which he runs out at penn national. Food Lion is known for doing things in the community. Come on lebanon county republicians, where is your sense of the free market capitalistic system. Capitalism is great until it negatively affects you. I say let the free market system work so Christianson and the rest of the attorneys can get even richer.
I shop for low prices and not a sense of pride to line the pockets of those like Gristick, Christiansen, and all of the local "businessmen" who exploit the workers of lebanon county. Lets compare the wages/benefits of FoodKart to Foodlion.
So Gristick can't make any money? He's supposed to live a pauper's life so you can feel better about yourself? Jealous much? How exactly does he and others exploit the workers? If you do not like what you are being paid, QUIT and stop bitching. Better yet, open your own store and go for it. You evidently know how to do it better. Also, if you shop only for the lowest price how do you expect a businessman to pay the employees any more money? The profit is all thrown away so they can sell to you at that lowest price.

WOW!!!! I JUST FOUND THE COOLEST THING EVER!!!!!!!! It's called a map!!!!!! Why didn't they think of these things sooner!!!! Holy cow, I could have just used the estimated distance based off of a map rather than actually walking the distance and measuring.... Sure wish they'd have invented them sooner! Thanks Cathy (Not sure how you got involved in my post...) for taking up the second half. It was a pain staking task to do all that walking and measuring! HAHA!!! Rooted in the BR!! Good catch English professor, guess that's why you didn't realize you could figure out distances off of a map...

I do resent the mud comment. But thats ok. I know the nature of the board and accept it for what it is. fact is, you'd be surprised by what I know. And I do know median is not average...average is average...median is where hald of all people (incomes) in the pool are in the lower half and half in, you guessed it, the upper. The value of the income is not an issue there.
I agree progress is progress and is sometimes good. I am not sure this is progress though. How do you define that term? I am sure the wages paid at any new store will not be much greater then the current wages. If it is, it will spiral up inflation in the local area as there will be more dollars to chase...(economics). Build it, they will come, and all will be right with the world as a consequence.

And how do you know I am a woman?

Nope. Never walked it; never met anyone. And to all: I am not adverse to this new market, I simply state that the entire development process is not necessarily good because someone says all the demographics are right. Progress would be to treat people with drug addiction. So where woulkd you like the new methadone clinic? You CAN build it, but is it good there? Is it good no matter where? The builder will be happy, he gets his profit long before the issues surface elsewhere. So build it, use it and support it, and forget about all else. Thats the spirit.

(In Virginia Beach for the weekend.)

On my drive today (July 3, 2009) from Lebanon to Virginia Beach.. down US13 South on the DelMarVA peninsula,
I passed more than one FoodLion.

Thinking of this topic thread, I decided to stop and visit a US13 FoodLion for road refills, instead of the highway minimarkets like 7/11, Valero or Three Guys.
Also for review and comment fodder.
Here it is.....
It is larger than FoodKart, smaller than Giant.
FoodKart is CLEANER than FoodLion.
Every store in Lebanon is cleaner than FoodLion.
The FoodLion has an area of self serve checkouts, like Home Depot... but they were roped off (BROKEN).
Prices were ok. For my road refills, better than a minimarket, which it should be.

Final comment. Are we to welcome a FoodLion for location only ?? It won't be due to being better than anything we already have.... which it isn't.
IF Location is the only issue in this whole land sale and development,
I'd rather see FoodKart, Zweier's, or FoodLand expand (grow) or relocate (move) to this new location,
rather than bring in an uninspired new competitor such as FoodLion.

Sure, the brand new store will be clean.... but for how long? This FoodLion today was no more than 20 years old.. and made FoodKart look nice by comparison.
(Yes, I await the FoodKart "freshening")

Will FoodLion decide to do the lowball mafia pricing when the new store opens? You know.... run a competitor or two out of business... then end all lowball pricing.(Ugh).

Since you usually post statistics on topix to support your positions, I would like you to visit more then 1 Food Lion and more then 1 Food Kart. My suggestion is to visit at least 2500 of each store then return and provide us with an analysis after you have a better sampling. Surely you are energetic enough to "spot" 5,000 stores by August 1. And don't ever suggest that MY FoodLand be moved from it's existing location altho I would welcome an expansion of this store. Enjoy your trip but watch out, there is chub in the water. No wait, the sharks already attacked Palin. You should be OK cuz you're not as cute as her. LOL :-)

I buy my meats from local butcher shops anyway....haven't bought meat in a grocery store in years. I for one am going to be thrilled to have a grocery store 2 minutes from me. I was in a new Food Lion store in Delaware and from what they said, all the new stores were going to be just like that one, and it was BEAUTIFUL! I can't wait!

You people -- spotter and Cathy -- just don't get it. You think a development company hasn't had someone here to see the neighborhood? Obviously Food Lion has addressed the issues it had previously. The chain has continued to grow.
Why do some people complain every time a new business has interest in coming here?
